In an interview with PTI, Mumbai-based Hiranandani group founder and chairman Niranjan Hiranandani said the real estate market has recovered quite a lot after the severe impact on sales during the April-June quarter because of the lockdown in view of the COVID-19 pandemic. Housing sales in November were 20 per cent up on an average across major cities, as compared with the same month last year, said Hiranandani, who is also National President of two leading industry bodies Assocham and Naredco. Still, Hiranandani expects sales to be lower by 15-20 per cent during 2020 calendar year compared with the last year.

For the home buyer, the second extension of the deadline till 31 March 2022 for the additional Rs1.5 lakh tax deduction given on loans taken to buy a house in an affordable housing project is welcome, as is the developer whose affordable housing projects also get an extension for tax benefits, for projects completed till March 31, 2022. Similarly, tax exemption for notified affordable housing for migrant workers, and the deduction on payment of interest for affordable housing being extended by a year will give a fillip to this emerging segment. As affordable housing attracts only 1% GST and Rs 1000 stamp duty in the state of Maharashtra will augment the production of affordable housing in the state.

Given the challenged scenario, the proposed annual budget has been largely positive, no major taxation enhancement is something that is welcome. The Mumbai Urban Transport Project-3 (MUTP-3), which aims at enhancing connectivity through the suburban railway network in the Mumbai Metropolitan Region (MMR), will have a positive impact on not just the lines it connects; it also will provide connectivity for a new residential hub. This in turn, will provide the human resource to power not only existing CBDs, but also emerging CBDs like Panvel.

Building Green Communities – Niranjan Hiranandani. Mahatma Gandhi, the Father of our nation has quoted, “Earth provides enough to satisfy every man’s needs, but not every man’s greed.” With urbanization happening at an unprecedented pace, major cities across the country are turning into concrete jungles. Most of the real estate developers in India focus their efforts only on beautifying their concrete structures. Thousands of trees are felled to give rise to pocket-sized homes. We, at Hiranandani Group, believe in giving back to our Mother Earth and our citizen’s what has always been rightfully theirs: a clean and green ecosystem. True to this ideology, every project conceived and created by Hiranandani Group is placed in the midst of nature. At Hiranandani Townships, special emphasis is laid on developing the flora and fauna within through afforestation and development of lush green spaces.

On the shores of the Arabian Sea, situated a short distance away from the Mumbai shoreline, Alibaug is a tourist destination which for years has been a sleepy hamlet. This is set to change; Alibaug has the potential to be the socio-cultural and economic hub across Mumbai’s shoreline. One can see the potential for Alibaug to grow into an extended trans-harbour economic hub across Mumbai’s redefined shoreline. This evolution will happen as a result of enhanced round-the-year operational waterways, which will redefine the paradigm of connectivity. This new paradigm evolves to include not just expressways and highways but also waterways: Mumbai has been exploring new modes of commute in form of water-based linkages. These long-delayed waterways will help create new suburbia in peripheral locations, connecting the Island city with space on which to boost economic and tourism activities.

GST advantage: Home buyers must now get lower rates, Real Estate News, ET RealEstate. NEW DELHI: Many home buyers are still not getting the benefits of input credit to developers, despite rationalised GST rates for the real estate sector. GST rates have been brought down to 8% for affordable housing, which, considering the input credit to developers, should effectively become net zero for the consumer. What does this mean? When a developer buys various products such as cement, steel, sand, and other construction and finishing materials from producers to build a house, the manufacturers of these materials have already paid GST on these products.
