Stack House Apartments (Visionary Leader Award)

This fusion of old and new provides sustainably designed office, mixed-income housing and retail space alongside the city’s first urban stormwater filtering swales (affectionately know as the Swale on Yale) all while achieving LEED for Homes Platinum certification from the US Green Building Council. An effort to meld modern sustainability with the area’s rich past, the project’s combination of sustainable design and historic preservation enabled Vulcan to take advantage of numerous cost-saving incentives while building important partnerships to tackle new innovations that provide examples for others to follow.

The project is certified Platinum under the LEED for Homes Mid-Rise Rating System and meets the energy and water consumption requirements of the Seattle 2030 District high-performance building challenge. Stack House consists of two mid-rise buildings, providing 279 apartments and roughly 9,000 sq.ft. of commercial retail space. This exemplary use of an infill site creates a development density of 182 units per acre! The rest of the block is occupied by the Supply Laundry building, a historic landmark, which has been restored and adapted for an additional 30,000 sq.ft. of commercial space and is also pursuing LEED Platinum. The award is given annually to honor a commercial real estate developer for an outstanding project that incorporates innovative sustainable solutions, resulting in an environmentally efficient and economically successful property. NAIOP selected Vulcan for its development of the Stack House Apartments and Supply Laundry Building – a historic landmark renovation. The project encompasses a full block in Seattle’s South Lake Union neighborhood, immediately north of the CBD. “It is an honor to be recognized nationally by NAIOP,” said Ada M. SPU is working with Cascade neighborhood businesses and property owners to construct a stormwater treatment system on four blocks on Yale Avenue North and Pontius Avenue North. This project will consist of four biofiltration swales, a pre-treatment swirl concentrator, and a diversion structure. The project will greatly improve the quality of stormwater runoff entering South Lake Union.

What’s happening now? The project team is currently designing the final phase. Project goals and benefits By the end of construction, four city blocks will have stormwater treatment swales that remove pollutants before the water enters Lake Union. This project will treat an average of 190 million gallons of stormwater annually flowing from Capitol Hill into Lake Union, greatly reducing the amount of pollution flowing into the lake.

Rushing Blog April 23 2014 Stack House has won the distinction of Outstanding Multifamily Project of the Year for the 2013 LEED for Homes Awards from the US Green Building Council! Rushing provided design-build electrical engineering and full lighting design for the LEED Platinum-certified project in South Lake Union, teaming with Runberg Architecture on the Vulcan Real Estate-owned site.
