Everything you need to know about Housing Society Share Certificate - Dear Society | dearsociety. कोणत्यानाकोणत्या सहकारी गृहनिर्माण संस्थेमध्ये सदनिका खरेदी-विक्री, बक्षीसपत्र होतच असते. अशावेळी सदनिका खरेदीदाराला सभासद करून घेणे आवश्यक असते अशावेळी समितीने काय करावे याबाबत भाग हस्तांतरण या शेवटच्या भागात माहिती घेऊ. भाग हस्तांतरणसाठी नियम (१) एखाद्या सभासदास संस्थेच्या भांडवलातील / मालमत्तेतील आपले भाग व हितसंबंध यांचे हस्तांतरण करावयाचे असल्यास त्याने सदर हस्तांतरणाचा आपला इरादा असल्याबदल संस्थेच्या सचिवास, विहित नमून्यात १५ दिवसांची नोटीसा दिली पाहिजे व सदर नोटीशीसोबत ज्याचे नाव हस्तांतरण करावयाचे योजिले आहे त्याची हस्तांतरणास संमती असल्याबद्दलचे पत्र जोडले पाहिजे. (२) बिंदू १ मध्ये उल्लेखित नोटीस मिळाल्यानंतर संस्थेचा सचिवाने अधिनिमातील कलम १५४बी(७) अनुसार सकृतदर्शनी सदर सभासद संस्थेच्या भांडवलातील / मालमत्तेतील आपले भाग व हितसंबंध हस्तांतरित करण्यास पात्र आहे किंवा कसे खात्री करावी आणि नोटिशीवर नमूद करून ती मिळाल्याच्या लगतनंतर भरणाऱ्या समितीच्या सभेपुढे ठेवली पाहिजे. ५) संस्थेची संपूर्ण थकबाकी चुकती केल्याशिवाय सभासदत्व देता येत नाही.

त्यानुसार अनेक बांधकाम प्रकल्पाना त्यांच्या जमिनीचे हक्क प्राप्त झाले. इमारतसांगाडा मालक होऊन काय फायदा? फेज निहाय निर्मिती होणाऱ्या प्रकल्पातील संस्थांना रेरा नियमानुसार केवळ सांगाड्याचं (Structure) अभिहस्तांतरण करून घेऊन काहीही लाभ नसून खालील नुकसान होणार आहे. १) जमिनीची मालकी मिळणार नसल्याने अभिहस्तांतरण कुचकामी असेल. २) जमिनींची मालकी संपूर्ण प्रकल्प पूर्ण झाल्यावर मिळणारं असल्याने जमीन मालकी अमर्याद आणि अनिश्चित काळासाठी डावलली जाते. जिल्हा उपनिबंधकांचा संधीसाधूपणा: जमीन अभिहस्तांतरण रेरा तरतूद: नियमात सुधारणा आवश्यक:
